TERMS
All terms are per week (Saturday to Saturday) for the self-catering accommodation as equipped and described. Entry time is 4pm unless prior arrangements made with owners, departure 11am. You are obliged to leave everything clean and tidy. You are responsible for any damage or loss sustained during your stay and will be invoiced accordingly or costs will be deducted from your breakage deposit if one is requested before your arrival.

BOOKING CONFIRMATION
The submission of the completed booking form or deposit paid to confirm the booking means that a legally binding contract has been entered into and shall be treated as a confirmed booking. A telephone agreement shall be treated as a provisional booking only and it will be the responsibility of the guest/tenant to confirm the booking before it is offered to another party. Changes by you: Once a booking has been confirmed, should you require amending the holiday dates (if these new dates are available) or you need to cancel the booking altogether, written notice of this will be required 4 weeks before the holiday start date. Failure to do so will result in you forfeiting your deposit.

BOOKING MONIES
When you book, you must pay the deposit as part payment towards the cost of your holiday, which is half of the weeks rent.
Your Balance of Money: Is due and payable 4 weeks before the holiday start date. For bookings made within 4 weeks of your holiday start date you will pay the full Monies for rent when you make your booking.

BREAKAGE DEPOSIT
You may be required to pay a refundable breakage deposit, which is to be sent either with the deposit or the balance for your booking. This will be refunded after your departure.

CANCELLATION BY YOU
Within the 4 weeks of your holiday start date including the holiday start date; telephone us immediately if you have to cancel your holiday. Then on the same day you must send written confirmation of this. If we are successful in re-letting all of your holiday booking you will not forfeit your booking deposit or the balance thereof. If we are only successful in re-letting part of your holiday, you will be held responsible for the balance of hire. If we are not successful in re-letting your holiday, you will be held responsible for the entire hire amount of deposit and balance.

PETS
Pets are allowed at Calbost cottage (by prior agreement). At Calbost there is no extra charge for pets providing your pet does not damage any fixtures or furnishings and that your pet is kept on a leash when outdoors on the croft and kept away from the sheep especially during lambing season in the spring. Guests are required to bring pet bedding.

VEHICLES
Your vehicles and their accessories and contents are left entirely at your own risk. We will not be responsible for any loss or damage in any circumstances what so ever.

LIABILITY
We can not accept liability for any damage, expense, injury, death or loss of any nature whatsoever suffered by any person from any cause whatsoever other than in the case of the owners (s) proven negligence.

WIFI
There is a WIFI signal available. This is on fixed monthly usage of maximum 10GB. It is supplied free as a service to guests to access their e-mails and general internet browsing from their own laptops. Heavy usage which includes movie and music downloads is forbidden and any abuse of this will be highlighted via e-mail to ourselves, this will show on our monthly statement. This would then be deducted from your deposit. PLEASE ENSURE MINORS ARE CLEAR ON THIS.

HOUSEHOLD REFUSE
Due to the very strict controls our local council has set aside for garbage management it is our responsibility as owners to ensure we adhere to these regulations. Should these regulations not be adhered to by our guests it then becomes necessary for someone to segregate this on our behalf and thus money may be deducted from your breakage deposit to compensate these additional costs. Guests at Calbost are also urged to drop off glass, tins, newspapers and plastics at the recycling skips near Kershader.
